Why It Pays to Get Your Own Building and Pest Inspection (Not the Seller’s)

It happens all the time: a seller hands over a building and pest report with the contract, and it seems like a simple way to save a few hundred dollars. It looks thorough, it’s recent enough, and the property “passed.” Why pay for another one?

Here’s the problem; that report was never yours to begin with, and relying on it can leave you completely unprotected if something’s been missed.

A Report Belongs to the Person Named On It

This is the part most buyers don’t realise: a building and pest inspection report is a professional document prepared for a specific, named client. It isn’t a general certificate about the property that anyone can rely on; it’s advice given to one person, under one agreement, covered by one inspector’s professional indemnity insurance.

If your name isn’t on it, you’re not that client. And if you’re not the client, the insurance behind that report doesn’t extend to you either.

What That Actually Means If Something’s Missed

Imagine the seller’s report missed a termite issue, or understated the extent of some water damage. If you’d commissioned your own report and something like that slipped through, you’d have a legitimate claim against the inspector’s professional indemnity insurance; that’s exactly what it exists for.

Even the most experienced, reputable inspector’s report is only as useful to you as the insurance behind it; and that insurance simply doesn’t reach a buyer who wasn’t their client.

Other Reasons to Commission Your Own Report

Beyond the insurance issue, there are practical reasons an independent report serves you better:

  • It reflects the property’s current condition. A seller’s report might be weeks or months old; plenty of time for new issues (especially termite activity) to develop.
  • You can ask questions. When you commission your own inspection, you can walk the property with your inspector, ask about specific concerns, and get things explained in plain English.
  • You choose the inspector. You get to select someone with strong local experience and a genuine track record; rather than whoever the seller happened to engage.
  • It’s built around your decision, not the sale. Your inspector’s only job is giving you an accurate picture; there’s no other relationship or incentive involved.

A seller’s building and pest report might look like a shortcut, but it comes with a gap most buyers don’t find out about until it’s too late: if it’s not in your name, you have no cover and no recourse if something important was missed.
