How Long Is A Building And Pest Inspection?

It’s not the kind of inspection that you want to be rushed, so be sure to allow enough time for a thorough walk through.  

There are a number of factors that will impact on the time required to conduct the Building & Pest Inspection.

Size: Depending on the size of the dwelling we recommend allowing a minimum of 1 hour and a maximum of 3 hours.

Age/Minor defects: If the property is older there is often more wear and tear and unattended maintenance to included in the report.

Major defects: When the building inspector finds evidence of a potentially major issue, such as finding termites (either active or inactive), roof leaks and locating the entry point of water damage, or slab subsidence.
The standard building & pest inspection is a non-invasive report on the property, so when evidence of a major defect is found often times the purchaser may request an invasive inspection for further investigation of the issue.

Invasive inspection: An invasive inspection involves opening a section of cladding and investigating behind/under sheeting that originally concealed the potential issue. An invasive investigation requires a re-inspection to be booked for a later date, and the approval of the seller.  Your building inspector and real estate agent will be able to assist with re-scheduling.

Number of major defects: If the property has not been well maintained there may be more than one major defect to report on, which can involve further investigation and push the inspection time out.

You are invited to attend the inspection, however if you are unable to, you are welcome to call the inspector during the inspection to discuss any findings.  You will then be sent your inspection report and we will call you to discuss any queries you may have.
The Pre Purchase Report will include any major and minor defects found, and these allow the inspector to give an overall opinion of the condition of the property at the time of the inspection, comparable to other similar aged properties.
Photos of all defects found will be included in the report, and these will help you better understand the inspector when discussing the findings after the inspection.
